You simply use your thumb to slide a tab on the upper latch, while also squeezing the trigger on the underside of the upper latch. Then, lift the door panel upwards simultaneously, allowing the door to swing open. To close the gate, simply release it and it will auto-close and latch. It does have a stay-open feature, however, and this can be used by opening the door further than 90 degrees. It then will remain open until it is swung closed. This should only be use by adults and not when children are present. The gate can accomodate a slight variance in the upper and lower measurements, but it really depends on the difference. To get a better idea, you can view the instruction manual for the gate to determine if the two measurements you need fall into the window that allows the gate to fit your space. The instruction manual can be found on the manufacture's website.
